I’m a full-time licensed Nevada real estate broker with more than seven years of experience.

I was the unlicensed owner of a real estate sales and marketing company from 2004-2007. During this time I lead the creative design, development and execution of strategic sales and marketing plans. I participated in seven development projects, each with no or limited commercial space: Manhattan, Club Renaissance, Urban Village, The Wilshire, Celebrity Chef Charlie Palmer’s Condo-Hotel, Park Place and 9920.

In 2010 I recruited Florence Shapiro and Ivan Sher as clients to my then-creative marketing agency Whispering Giants. Florence and Ivan later became 51% partners of a monthly magazine designed to shape the opinions of the wealthiest households.

From 2015-2018 I had the good benefit of being an active member of the Shapiro Sher Group sales organization. It was during this time I absorbed the luxury market in ways others can’t.

From 2018-2020 I stepped out on my own as an individual agent under the umbrella of Berkshire Hathaway Home Services brokerage.

From 2020 to March 2022 I partnered with Coldwell Banker Premier and acquired the Global Luxury Certification.

Since April 2022 I have been an unaffiliated real estate broker, doing business independently as myself, James P. Foster LLC.

I continue to work toward completing my bachelor’s degree at the University of Nevada, Las Vegas. Graduation date is forthcoming with May 2023.

My real estate practice is wide and varied.

With more than 100 transactions under my belt, I’ve seen the vast array of properties, deal structures and client types.

In my sales history you will find properties bought and sold for as little as $80,000 and as much as $5,800,000.

The condition of properties have been raw and undeveloped to custom design and built projects.

My business is balanced with 50% seller-broker representation and 50% buyer-broker representation.

Today my business is sourced from past clients, referral sources and my personal sphere of influence.

I prioritize past clients, family, referrals and friends in that order.

Balance is foundational to me.

It drives me.

I intentionally time-block my calendar to make sure I have balance in my life.

Balance with what matters most: time for me for my mental health, fitness and wellness
time for my family
time for my friends
time for my business

All of my days start with meaningful time with my family. I have time set aside to develop my yoga practice after family time.

Once I have finished yoga for the day and made my family a priority, I move on to business.

I work 7 days a week and take time off when I need it.

The real estate market remains active. I’m in the field everyday previewing property, studying prices and reading the reports.
